Hindujas are the Queen's New Neighbours

The billionaire Hinduja brothers have upstaged all competition - from arriviste industrialists to Bollywood stars who've been splashing around over the past two decades on exorbitantly expensive homes in London - by spending £100 million on a palatial property a stone's throw from Queen Elizabeth's iconic Buckingham Palace.

It took the Hindujas - who have an estimated fortune of £6 billion - five years to restore the mansion, carved out of four listed properties and located on the Mall, the boulevard in front of the UK's monarch's London residence. It was originally commissioned by King George IV in the 1820s.

Its six floors and 50 rooms are divided into four spacious, integrated apartments - one each for SrichandGopichand(both based in London), Prakash (who operates from Geneva) and Ashok (who lives in Mumbai), a swimming pool and a cinema hall.

The John Nash-created facade is charmingly English and a reflection of one of the most distinctive features of the London's architecture. It has, in fact, been acquired from the Elizabeth-owned Crown estate, a royal portfolio worth £7.3 billion. One of the flats was once the home of a 19th century British prime minister, William Gladstone.

The Hindujas' acquisition includes a dining room which can seat more than 30 people on a glass table. Italian chandeliers and Honduran mahogany panelling adorn the house. The meticulous restoration work under the watchful eyes of English Heritage has re-laid solid marble floors.

The £40-50 Million Renovations
The £100 million palatial property of the Hindujas in London is an example of East meets West - a blend of quintessentially English presentation and Indian touches, such as elephant motifs on doors.

The director for London of English Heritage, Paddy Pugh, told the Sunday Times newspaper, "I can't think of another domestic restoration project on this scale with buildings of this importance," adding, "Rarely have we seen such opulence allied to such craftsmanship."

The Hindujas bought the four properties - which were in a run-down condition - for £58 million in 2006. They spent £40-£50 million to bring it back to their old glory. The Hindujas are known to entertain high-profile guests, such as British prime ministers and American presidents. Their interests include automotive plants, banks and petroleum products.

The Ruias' Newest Holiday Home in Goa

Every business family worth its logo, will have its signature villas and here is one more to add to the list. We have learnt, that far away in sunny Goa's Cocoa Beach, a villa is shaping up under the supervision of eminent architect Gerard Da Cunha. 

Overlooking the ocean, this two-and-half acre property perched on a cliff belongs to the Ruias of the Essar Group. The Ruias bought over an old bungalow, had it stripped down and redesigned. The result is a non-ostentatious exterior with high-end interiors featuring accessories imported from the world over. In fact, a high-tech gel-based mattress, which comes with a price tag of Rs. 85 lakh is just one such talking point of the Ruia holiday home. 

The project is far from complete, but we hear the dynamic Prashant Ruia is keen to have it ready as soon as possible. We hope with the architects and the interior designers, the Ruias have consulted some vastu specialists as well, or else this could be another stunning house waiting forever for its owners

Haute Properties: Top Luxury Villa Projects in India



There are enough luxury villa developments popping up across Indian cities, to point towards a real estate boom. Builders are creating exclusive, spacious homes for India's elite on exclusive addresses, along golf courses and in with some unusual amenities.  Here's a listing of some of India's up-coming luxury villa projects.

Delhi
Since Emaar MGF's 'Palm Springs' project near the DLF golf course in Gurgaon that picked up incredibly well, the company has come up with a super interesting project of 500 massive Spanish villas, and they're calling it 'Marbella'. Supposed to be Gurgaon's first villas-only community, the biggest villa here is spread across 12,500 sq ft and costs about Rs. 12.5 crore.

Unitech, another real estate player has launched phase II of its Nirvana villa project, having sold out the units in its first phase.

In Greater Noida, Jaypee builders is supposed to be developing 5,200 sq ft villas and 7,200 sq ft estate homes on Jaypee Greens, its golf course project.

Bangalore-based Sobha Developers' the 153-acre 'Sobha International City' in Gurgaon, is also expected to have a decent mix of villas and row houses.

Bangalore
Compared to the capital, Bangalore, with obviously more land to lease has seen more villa development. 'Palm Meadows' in Whitefield, which is commonly considered an elite address (The Economist has described it as being as exclusive as the richest blocks of Los Angeles), was one of the first gated community projects with villas in the city.

Developed by Adarsh Group, its current villa projects in the city include Palm Meadows Annexe with 24 villas, the Adarsh Palm Retreat with 507 villas and the Adarsh Serenity with 171villas. The same company is also developing 'Lifestyle Presidential Villas', which are 10,000 sq ft villas with a private pool of course, near the new Bangalore airport. These will cost around Rs. 7 crore.

Mumbai
Mumbai's space crunch means most luxury villa developments are coming up in the out skirts of the city. Luxury villas are being built in areas like Borivali, Goregaon, Thane, Panvel and Alibaug - which thanks to its close proximity to South Mumbai, is filling up with the holiday/beach houses of Mumbai's elite.

Auction house Saffronart and Cushman & Wakefield's spring property catalogue has listed villas in Alibaug and Madh Island, among others. The Madh Island villa, with a built up area of 4,100 sq ft, would relieve the buyer of Rs. 9 crore.

Samira Habitat's Pavilion project in Alibaug, includes limited edition villas designed by Sabyasachi, while Orbit's Mandwa villa township will offer residents seven-star housekeeping on request, a helipad and golfing green.

Sachin Tendulkar's House Woes

It has been nearly a month since Sachin Tendulkar moved into his new house on Perry Cross Road. But Indian cricket's biggest icon, who has failed to obtain an Occupation Certificate for his home, just paid a fine of Rs. 4.5 lakh to the civic body for moving in without permission. But that could be the least of his worries.

Sachin, is battling a billion issues that every Mumbai householder is familiar with. In the absence of a permanent water connection, the Tendulkars have been forced to buy water from a private agent every day. Reports reveal that the water tanker supplies water at least twice a day, to keep the five-storeyed household with two growing kids and endless visitors, up and running.

In fact, days when the swimming pool on the terrace is cleaned, tankers are called in as many as four times a day. A Rs.39-crore mansion does come with strings attached, as the Tendulkars may be discovering to their dismay.
